Sótano Unit House Rules We want you to have a comfortable and enjoyable stay. Please review these house rules carefully before booking. By booking the property, you acknowledge and agree to follow them. Check-In Standard check-in is 4:00 PM. Early check-in is not guaranteed and must be approved by us in advance. Selecting a preferred arrival time through Airbnb does not mean an early check-in has been approved. If our cleaning schedule allows, we are happy to accommodate a 2:00 PM early check-in for a $20 fee. Please message us in advance to request early access. Checkout Standard checkout is 11:00 AM. Late checkout must be approved in advance. Unauthorized late checkout may result in the following charges: 30 minutes or more after checkout: $75 Remaining in possession of the property for more than 2 hours after checkout: up to the cost of an additional night at the listing's full nightly rate Payment of a late checkout charge does not extend the reservation or grant possession of the property for an additional night. No Parties or Gatherings Parties, events, disruptive gatherings, and unapproved visitors are not permitted. A serious violation may result in: A $200 additional charge Cancellation of the reservation Removal from the property Charges for resulting damage, excessive cleaning, or other documented costs Please remember that this apartment is part of a residential property. Respect our neighbors and other guests at all times. Maximum Occupancy Sótano is a private finished-basement apartment with its own entrance. Maximum occupancy is 2 people at any time, including overnight guests and visitors. All guests must be included in the reservation or approved by us in advance. Unauthorized guests or occupancy exceeding the maximum may result in a $50 charge per unauthorized person and may result in cancellation of the reservation. Paying an additional guest charge does not authorize an otherwise unapproved guest to remain at the property. Cleaning The cleaning fee covers normal turnover cleaning after a respectful stay. Before checkout, please: Wash or load used dishes Place used towels in the designated area or washer Dispose of trash properly Leave the apartment reasonably tidy You are not expected to professionally clean the apartment before leaving. However, excessive mess, trash, stains, food, or other conditions requiring cleaning substantially beyond a normal turnover may result in an additional $50 excessive cleaning charge. Unwashed dishes requiring additional cleaning may result in a $20 charge. No Smoking or Vaping Smoking and vaping are not permitted inside the apartment. Please also avoid smoking in a manner that allows smoke or odor to enter the property. Evidence of smoking or vaping inside the apartment may result in a $200 per-day smoking charge, plus any additional documented cleaning or repair costs when applicable. Parking Free street parking is available in front of the property. Guests may also use the large parking lot in front of the home. A parking pass is required when using the lot and will be provided at no additional charge. Please display the parking pass clearly on your dashboard or inside your windshield. Vehicles parked in the lot without the required pass may be subject to towing. Any towing or related charges resulting from failure to display the provided parking pass are the guest's responsibility. Security Devices and Tampering Please do not tamper with, disable, cover, unplug, remove, or interfere with: Exterior security cameras Wi-Fi or internet equipment Noise-monitoring devices Smoke or carbon monoxide alarms Smart locks Deadbolts Keypads Thermostats Other property safety or security equipment Intentional tampering may result in cancellation of the reservation and charges for any resulting damage or service required to restore the equipment. Security Camera Disclosure There are no cameras or recording devices inside the apartment. Exterior security cameras are located around the property, including: At the unit/front entrances In the backyard At the gate entrance on the side of the property These exterior devices may detect motion and record video and audio. They are used for property security and guest safety. Respectful Communication We are committed to treating our guests respectfully and expect the same treatment toward our hosts, cleaners, maintenance personnel, and other team members. Threatening, abusive, harassing, or repeatedly disrespectful behavior toward our team may result in the reservation being escalated and, when appropriate, terminated. If there is an issue during your stay, please communicate with us so we have an opportunity to help. Laws and Safety Guests must follow all applicable local, state, and federal laws. Illegal activity, violence, theft, intentional property damage, trespassing, drug-related criminal activity, stalking, or threats to guests, neighbors, hosts, or the property may be reported to the appropriate authorities. No Pets Pets are not permitted unless specifically approved in writing before arrival. An unauthorized pet may result in a $150 per-day charge and removal of the animal from the property. Payment of this charge does not authorize an otherwise unapproved pet to remain at the property. Service animals are handled separately in accordance with Airbnb policy and applicable law. Service Animals Qualified service animals are welcome in accordance with Airbnb policy and applicable law. Guests traveling with a service animal are responsible for ensuring that the animal: Remains under the handler's control Is housebroken Is not left alone at the property without prior approval Is cleaned up after promptly Does not cause damage to the property Please walk service animals outside for bathroom needs and clean up waste promptly. Guests remain responsible for damage caused by a service animal beyond ordinary wear and tear. If a service animal is out of control and the handler does not take effective action, or if the animal is not housebroken, additional action may be required in accordance with Airbnb policy and applicable law. Service-animal documentation is not required. Final Agreement These rules are intended to protect the property, our neighbors, other guests in the building, and your overall experience. Communication is important. If you have questions about a rule or need an accommodation, please contact us before or during your stay. Serious or repeated violations of the house rules may result in cancellation of the reservation, removal from the property when permitted, and charges for documented damages or additional services. By booking the Sótano Unit, you confirm that you have reviewed and agreed to these house rules.

Our guests enjoy access to the entire private basement apartment and the backyard deck. Convenient parking options include curbside spaces, or free parking in the lot directly in front of the home. Upon arrival, we will provide you with a free parking pass to display on your dashboard. The entrance to your apartment is in the back of the home, so you’ll enter through the white gate to the left of the house to access it. We want you to feel right at home to come and go whenever you please!
