EARLY CHECK-INS Are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If we can get you in early and have the time to get the home ready and clean for you, up to our standards, we will. If an early check-in is granted, (2pm check in) there will be a $40 fee. LATE CHECKOUTS Must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged a Late Checkout Fee. Late checkout fee: If you are 30 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours, you will be charged for the next nights' stay at the listing's full price. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS A PENALTY FOR HOLDING POSSESSION BEYOND YOU INITIAL RESERVATION. PARTIES If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200. Your stay will be cancelled and will be vacated from the property. OCCUPANCY The home can have up to 6 people MAX in it. Any people more than this, and/or any undeclared guest, will be fined $75 per any extra guest past 6. This fee does not mean unauthorized guests are permitted to stay. These people will automatically be vacated for trespassing, and they will be forced to leave. CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, washes the dishes they use, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150. There will be an automatic $20 fee for unclean dishes. SMOKING We want to emphasize the NO SMOKING rule. Please respect our home, and do not smoke, vape, etc. on the property. Failure to do so WILL result in additional cleaning fees/repair costs. There is a $200 per day smoking fee. PARKING There is free street property located in front of the home. Feel free to park in the large parking lot in front of the home as well. We only ask that if you do, please display the parking pass on your vehicle PARKING CONT’D… window to avoid being towed. We will provide parking passes at no extra charge. Failure in displaying parking pass may result in tow fees at your own expense, so we ask you to please make sure you display the provided pass in your dashboard or visible in your windshield. TAMPERING One exterior doorbell camera is located in the front entry door, and one floodlight camera located in the backyard. Any tampering or attempts to remove or make inoperable the exterior cameras, internet/Wi-Fi, noise monitors, smoke alarms, deadbolts, keypads, locks, or thermostat will result in immediate termination of reservation without refund. Should tampering occur, our staff and police will arrive immediately to assess the situation and potentially remove guests for rule violations. COURTEOUSNESS We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you continue to harass/verbally abuse our staff. ABIDE BY ALL LAWS All guests must abide by all local and state laws during the duration of their stay. Any evidence of violence, stealing, trespassing, stalking, drugs or harm to the hosts or the property will be reported to the local authorities. NO PETS We do not allow pets. If a pet is present we will charge a $150 per day fee. This fee does not mean that your pet may stay for the duration of your reservation. SERVICE ANIMALS Service animals are allowed, and must follow these conditions: We have strict guidelines for those who wish to bring their Service Animal A Service animal staying on our property is NOT allowed to be left in the home alone at any time during your stay. This means not even left alone in a crate. You must take the animal with you anytime you leave the house. The guest remains liable for any and all damage caused by a Service Animal You and your Service Animal/ESA will be asked to leave if we discover misrepresentation of a pet as a Service Animal. We will report fraudulent claims of Service Animals to government authorities and will evict the guest(s) without further notice in such cases. If this occurs, there will be no right to a refund. •Please provide an advanced copy of your Service Animal rabies vaccine (current thru your stay). You may send me this via message or post a picture in this thread. •Your Service Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times. •We will ask you to remove your Service Animal if the animal is out of control and the animal’s handler does not take effective action to control it or if the animal is not housebroken •Please walk your Service Animal for bathroom needs. Indoor piddle pads are NOT allowed. •Please clean up defecations immediately. Bring your own baggies and dispose in the trash can outside. •Service Animals may not be on furniture (sofa, chairs, bed) or counters- unless required for their service. Please agree to the above and send documentation of vaccination. Let me know if you have any additional questions. If you cannot abide by the above restrictions, you may cancel the reservation at no penalty. Security cameras/audio recording devices The property has a security camera or recording device capable of recording or sending video, audio, or still images. These devices are all located outside of the home facing the street. There are obsoletely NO cameras inside the home. “Two exterior doorbell cameras in entrance of both front doors. One floodlight exterior camera facing backyard. Motion detected. Records continuously audio/video” Our house rules are made in order to offer you the best experience possible. We want you to enjoy your stay with us. Communication is key! If you feel that this property may not be a good fit for your needs, you may cancel your reservation for a full refund (if done within the timeframe of the cancellation policy specified). We have a zero tolerance policy for loud events, gatherings, or parties. Violating these conditions or house rules will result in immediate cancellation with no refund, and you will be removed from the property. By booking this unit, you have read, understood, and agreed to all these house rules. Violating any portion of house rules will be grounds for immediate termination of the reservation without refunds.

Enjoy convenient parking options right off-street or in the parking lot directly in front of the house. All parking is free and allowed, you will not be towed. Once inside, enjoy over 1,800 square feet of living space! The only excluded areas are the owner's supply closet and the basement/mechanical room, which are off-limits to guests.
